Our Scheduled HVAC Maintenance Service Agreements

Signing up for one of our highly affordable maintenance service agreements (MSAs) can help you stay ahead on scheduling your semi-annual system maintenance. This service agreement mobilizes our team to help you keep your maintenance program on track by sending reminders when your next maintenance is due. We also maximize your advantages by offering helpful discounts and priority service that’s available only to our maintenance plan members. We think you’ll appreciate the value you receive from your MSA. It’s just one more way we make HVAC equipment ownership easier for our customers.

Annual Maintenance Plans

We agree to provide you with a complete precision maintenance and professional cleaning semi-annually (twice yearly) as described below for your heating and / or air conditioning equipment during the term indicated.


Silver Plan:
– Lower utility bills
– Extended equipment life

Gold Plan also includes:

– Discount 15% (repairs only)

Precision maintenance procedures include:

21-point AC maintenance:

  • Blower Motor, measure amperage and voltage for proper operation
  • Thermostat, test for proper operation, calibrate and level if applicable
  • Clean existing air filter (as needed)
  • Bearing, inspect for wear and lubricate
  • Inspect indoor coil
  • Condensate Drain, flush and treat with anti-algae
  • Inspect Condenser Coil
  • Refrigerant, monitor operating pressures
  • Safety Devices, inspect for proper operation
  • Electrical Disconnect Box, inspect for proper rating and safe installation
  • Electrical Wiring, inspect and tighten connections
  • Test/inspect contactors for burned, pitted contacts
  • Inspect electrical for exposed wiring
  • Inspect and test capacitors
  • Inspect fan blade
  • Clean condenser coil and remove debris, if severely dirty then additional service required (Full coil cleaning included in the Platinum Plan)
  • Inspect service valves for proper operation
  • Measure Supply/Return temperature differential
  • Inspect duct work for energy loss
  • Compressor monitor, measure amperage and volt draw and wiring connections
  • Top off refrigerant charge, 1lb 410A

20-point Furnace maintenance:

  • Carbon Monoxide, test air flow duct system for dangerous carbon monoxide
  • Thermostat test for proper operation, calibrate and level if applicable
  • Inspect for combustible material around furnace
  • Ignition System test for safe and proper operation
  • Exhaust System test for proper venting
  • Measure Supply/Return temperature differential
  • Safety & Control Circuits test for proper operation
  • Inspect and adjust fan belt tension (if applicable)
  • Clean existing air filter or replace if provided by homeowner
  • Lubricate and clean blower motor
  • Furnace Burner, clean and inspect (brush and vacuum)
  • Heat Exchangers, clean and inspect (brush and vacuum)
  • Clean furnace exterior
  • Gas Pressure, measure and adjust for peak efficiency
  • Lubricate all moving parts per manufacture
  • Blower Motor measure amperage and voltage for proper operation
  • Electrical Wiring inspect and tighten connections
  • Combustion Vents, clean and inspect (upper and lower)
  • Infrared camera inspection of furnace heat exchanger
  • Natural Gas check for leak
